1.Manages THG’s Financial Analysis & Property Underwriting Process:
a.Compile financial and operational information and data for purposes of analyzing, interpreting, monitoring, and reporting
b.Responsible for generating complex financial models including:
i.Pro forma analyses including cash flow and debt/equity
ii.IRR analyses including Partnership Splits
iii.Return on Investment (ROI) and Return on Equity (ROE) in relation to acquisition and disposition strategies
c.Develop analytical models to determine the economic and operational performance, trends, and consequences of renovations and capital expenditures
d.Argus Cash Flow Analysis
e.Prepare financial presentations and investment plans
f.Operating Income/Expense Reconciliation
g.Market Research and Analysis
h.Monitor Capital Markets and effects on property valuation
i.Assist Director of Market Research – track market and submarket vacancies, absorption, rents, new construction, etc.
Qualifications:
a.4-year college degree in Business, Accounting, Finance, or Real Estate. MBA with emphasis in Finance preferred.
b.3-4 years of Real Estate project cash flow pro forma analysis experience
c.Exceptional Excel modeling skills
d.Entrepreneurial Spirit
e.Strong communication and facilitation skills
f.Strong analytical and quantitative abilities
g.Excellent verbal and written presentation skills, including ability to communicate analyses
h.Strong interpersonal skills and desire to be a team player
i.Able to handle multiple assignments and manage competing priorities with tight deadlines
j.High degree of initiative and sense of urgency
k.Strong in MS Excel, Word, Access, PowerPoint, and ARGUS
