Overview:The Project Development Manager works on a regional level to move special projects from initial idea to launch.Working with the Executive Director to identify potential projects and then to develop the projects to present to the Board for decision, the Project Development Manager must demonstrate collaboration, creativity and leadership. Current projects for consideration include:developing an economic development arm of the organization that focuses on affordable housing and mixed-use developments; the development of a service and fee-for-service component of the organization; and the development of a 501c4 in conjunction with the Miami Workers Center.Development includes working up a full business and implementation plan, developing an input and development process with staff and collaborating partners, government agencies, technical assistance providers, experts in the field, and community leaders. In time this position could develop into a more broad-range leadership position for the organization. Summary:Primary responsibilities include, but are not limited to, over-sight of the entire development process of assigned projects.These aspects include initial feasibility analysis, design development review, cost estimating, schedule creation and tracking, administration of processes and schedules, obtaining information regarding legal requirements, land use and zoning issues, and researching structural configurations and implications.Under the general direction of the Executive Director, the Project Development Manager is expected to exercise a high level of independent judgment and responsibility in the conduct of business. Specific Duties and Responsibilities: 1. Develop potential project ideas and possibilities gathering input from staff, community, and experts in the field. 2. Develop timeline and process to fully explore the selected projects from idea to workable plan, anticipating and answering all questions that the Board will need to know to determine action on project, including cost, time frames, impact on community and organization, approval process, and staffing needs. 3. Work with Executive Director and other staff to develop transitional plans within organization to effectively manage capacity needs, staff transitions, and cultural change within organization to integrate new projects, structures, and programs. 4. Lead project development through partnerships between staff, consultants, technical assistance providers, and community partners to fully explore projects while also aligning people for the projects if they proceed. 5. With the approval and assistance of the Executive Director, prepare for and make public presentations related to the project. 6. Complete project presentations within established budget and time constraints. 7. Develop project materials and specifications to show feasibility, cost control, code compliance, quality, maintenance level, and property longevity. 8. Develop project budgets and schedules. 9. Write scope of work to suit the projects. 10. Recruit and evaluate the potential selection of design partners, contractors and subcontractors. 11. Meet and communicate with contractors, architects, engineers, building officials, government departments, and financing representatives to facilitate development of project plan. 12. In conjunction with the Executive Director, evaluate infrastructure needs of projects including potential site project development. 13. Present final project to Board for decision. 14. Upon completion of project and decision from Board, review development process and methods for effectiveness. 15. Transition approved projects to appropriate staff for actual development and/or begin capacity building process for such transition. 16. Other duties as assigned. Education and/or Experience: Two years of project management experience in nonprofit.A bachelor’s degree or graduate study in business, finance, public administration, community development, and/or planning or related field is desired. An equivalent combination of education and experience that would reasonably provide the required knowledge and skills may be acceptable. Other Skills and Abilities: 1. Possession of a valid Florida Drivers License, a good driving record, and automobile insurance per requirements of the State of Florida. 2. Working knowledge of computer software and systems including:Windows XP, Outlook, Excel, and Word. 3. Ability to work with individuals and/or groups, both in a public and private arena, as a representative of MWC.Contacts may include public agency officials, development professionals, and representatives of the business and financial community. 4.
