A History of the Aviator South Beach

When the Aviator was built in 1930, it was originally called the Lindbergh Hotel. The architect wasT. Hunter Henderson, who also designed the Astor Hotel and S.H. Kress store on Washington Avenue, the Capri Hotel on Collins, and more than 30 other buildings, apartment houses and private homes in South Beach and North Beach. The original Lindbergh had 96 hotel rooms and 6 stores.In 1936 Henderson designed a second building containing 48 more hotel rooms and 7 additional stores. On April 2, 1936, the City Council granted special permission to allow the construction of the distinctive enclosed bridge 18 feet above the alley that connects the
two buildings on the 2nd and 3rd floors.

During WWII, the Lindbergh Hotel was one of approximately 300 buildings and hotels that were taken over by the Army Air Force Technical Training Command to serve as barracks, mess halls, offices, and classrooms for cadets training go overseas to fight for our nation’s freedom.As many as four to six cadets slept in bunk beds in each room.Young soldiers filled Miami Beach and many returned after the war to live, to visit or to retire many years later. The hotel was returned to the owner for civilian use in August 1943 and soon after was renamed the Mac Arthur Hotel.

After a fire in the early 1980s, the building underwent a substantial rehabilitation by designer Rodolfo Bulgas with the architectural firm of Jaime Salles.At that time the hotel rooms were combined to reduce the number of units to 44 apartments. The renovation won several awards.

Tropical colors accent the Art Deco architecture of the Aviator. The significant architectural features include carved chevron relief banding and floral scrollwork over the first floor retail stores, cut corner entries on the north and south ends, where reversed stepped pyramids cap the corners.

Through the early years, several popular businesses were located in the building including Fifth Street Fitness, South Point’s first health club. The Aviator is located within the Flamingo Park Historic District, as well as the Miami Beach National Register Architectural District (commonly known as the Art Deco District), and it is listed as a “contributing structure” in the Miami Beach Historic Properties Database.When the district was designated in 1979, it became the youngest district to ever receive this recognition.

When developers Judi and Steve Levinson purchased the building in November of 2004, they renamed it the Aviator in honor of its original name and proceeded to begin renovating the property once again.Now the Aviator has been converted into affordable live/work condos.
